The owner of two adjoining commercial properties sought a reliable roofing contractor after experiencing persistent roof leaks across both buildings. With the business and premises in the process of being sold, the project needed to be completed quickly, professionally, and with minimal disruption to ongoing operations within the buildings and surrounding units.

The Challenge

The sale of the business created a strict deadline, as any delays could have jeopardised the transaction. Both properties required full roof replacements while remaining operational throughout the works.

The buildings were located on a shared industrial estate, meaning access, safety, and noise levels had to be carefully managed to avoid disruption to neighbouring businesses. Further complexity arose when asbestos was identified within the existing roofing system, requiring specialist removal under strict health and safety regulations.

Tight timescales, multiple stakeholders, and compliance requirements made this a highly sensitive and technically demanding project.

Our Solution

A detailed project plan was implemented with a strong focus on safety, efficiency, and continuity of operations.

Licensed asbestos removal specialists were coordinated to safely remove hazardous materials in full compliance with regulations. The roofing team operated in full PPE, supported by a dedicated on-site supervisor to oversee safety protocols and maintain progress against deadlines.

Existing skylights were upgraded and replaced to improve insulation and internal light levels. Access was managed using a combination of cherry pickers and carefully positioned scaffolding, allowing surrounding businesses to continue operating safely throughout the project.

To meet the required completion date, an additional trusted roofing team was deployed to accelerate progress without compromising quality. At the same time, administrative teams handled certification, warranties, and sign-off documentation to ensure a smooth handover ahead of the property sale.

The existing felt roofs were fully stripped and replaced with a high-performance three-layer torch-on felt system, incorporating improved drainage channels. The roof falls were corrected to eliminate pooling and ensure effective water runoff, reducing the risk of future leaks and extending the roof’s lifespan.

The Results

The project was completed within the required timeframe, allowing the business sale to proceed without delay.

Both properties now benefit from long-term warranties and a tailored maintenance plan, providing reassurance to the new owners and protecting the investment for years to come. The result is a durable, watertight roofing solution delivered under challenging conditions and tight deadlines.
